Your public tax records reveals a lot about you and your home

With your public tax records, I can see...
.
-under what name you bought your home
.
-how many loans are on your property
.
-who your lenders are
.
-how big your home/lot are
.
-if you have stopped paying your mortgage
.
-etc. etc. etc.
.
Kinda scary huh? And everyone has access to this info... like I said, its public.

How do I tell the buyer of my home about registered sex offenders in my neighborhood?

Sellers! Megan's law needs to be disclosed to your buyers!

And if you know of any specific sex offenders in your neighborhood, your better off disclosing that info too.

All home buyers should know about Megan's law

California's Megan's Law was enacted in 1996.
.
It mandates the California Department of Justice to notify the public about specified registered sex offenders.
.
Megan’s Law also authorizes local law enforcement agencies to notify the public about sex offender registrants found to be posing a risk to public safety.
.
Megan's Law is named after seven-year-old Megan Kanka, who was raped and killed by a known child molester who had moved across the street from the family without their knowledge.
.
In the wake of that tragedy, the Kankas sought to have local communities warned about sex offenders in the area.
.
All states in the U.S. now have some form of Megan's Law.
.
When buying a home, the seller needs to disclose to you the above info and tell you the website to go to in order to look up the neighborhoods sex offenders.

If you don't have a creative mind, hire an interior home designer

Figuring out the layout and materials used for a beautifully designed kitchen is hard... really hard!
.
A lot of people don't have the vision to put it together.
.
But thats OK, thats what interior designers are for.
.
I know it will cost money, but interior designers can save you a lot of time and stress.
.
I could not have done my kitchen remodel without the help of a designer.
.

What are the ways a seller can back out of a real estate deal in Los Angeles

If the buyer is not releasing one of their purchase contingencies, your agent has to send the buyer a notice to perform.
.
If the buyer still does not respond to your notice, have your agent send a escrow cancellation form.
.
At that point, the buyer either responds or you have to cancel escrow and find another buyer.

If your home buyer refuses to remove their contingencies, cancel escrow immediately

If your home buyers are not removing their contingencies, they are not serious buyers.
.
Drop them as soon as possible and make sure your agent puts your home as "Active" again on the MLS.

This is why these Burbank homes turned into "Expired Listings"

In order to succeed, we have to look at the listings that failed.

Only 1 out of these 34 expired listings had a marketing video.

If the homeowner had a video for their home, they may have brought more attention to their listing and eventually sell... maybe not... but at least the homeowner could say they tried as hard as possible.

Hire an agent that will provide a marketing video for your home... or sell your home for less money. Your choice.

If your agent does not provide you with a marketing video for your for sale property, you will leave money on the table.
