With almost 100,000 Instagram followers, Burbank's Imperial Vintage Guitars knows how to market their business and their high end guitars. Selling guitars and selling houses are oddly very similar. I set out to learn the marketing tricks Imperial Vintage Guitars implements with hopes that I can use the same tactics to sell properties faster and for top dollar.

Offer less than 2.5% commission & buyer agents will BOYCOTT your home

It is so easy to eliminate your property from a MLS search when offering less than 2.5% commission(see video).

- Don't get boycotted!

- You must offer at least 2.5% commission or else agents will not be showing your property.

- The more showings you have, the more chances you have of selling your property for top dollar.

If you offer less than 2.5% commission to buyer agents, you will get boycotted

New, inexperienced, and desperate agents will be the only agents who will show your property if you offer less than 2.5% to the buyers agent.
-
Getting into escrow with one of these agents will be a nightmare. New agents often don't know what they are doing, and desperate agents will do anything to get the deal done... including illegal things.
-
Offer at least 2.5% and you will now have most real estate agents showing your home.
-
Keep in mind some agents won't show a home unless it offers 3% or more commission.
-
The more commission you offer, the more agents will be inclined to show it.

This is how to write a good property description

New York does not have a MLS. I KNOW! I can't believe it either!

-That means the first line of their property descriptions needs to be very descriptive and well crafted.

-This needs to be done so that Google picks it up.

-If their listings doesn't make it on to Google searches, that means potential buyers won't see that its available.

-I often look at and copy the property descriptions New York agents write. This helps me to be as bold as possible starting from the first line.-You can do the same when selling your property.

-Fun Fact: I got engaged to my beautiful wife in New York... right in the middle of Central Park!
