Be strategic when pricing your home for sale

Sometimes, it's better to price your home a hair below market value.

This will make buyers think "WOW, what a great deal".

You will get tons of showings and drive up the competition. Play those offers against each other. Multiple offers leads to more money for you.

Drone shots should be 10% of your home's marketing video

- Ask you agent what her plans are for your properties marketing video. Does she have a story board you can look at?

- Drone's are a nice touch, but make sure your marketing video for your home is more than just drone footage.

- Mix it up a bit.

- Show the important areas of the house as well... like the kitchen and bathrooms.

Drone shots should only be a small part of your home's marketing video

Use a drone shot to introduce your viewers to the outside of the home.

But don't linger too long... you will lose your audience.

Get to the good stuff quickly, show the kitchen and bathrooms as soon as possible.

Don't tell buyers the asking price for your home in your Facebook ads

If you tell the buyers your asking price, then they have no reason to contact your agent.

If they don't contact your agent, he can't collect their contact info.
.
If the agent does not have their contact info, the agent can't market to or update the buyer with any news regarding your home.

Are there a lot of cash buyers in Los Angeles?

If you need a loan to purchase a property, don't be saddened by these stats.

You still have a really good shot at getting your offer accepted.
.
Sellers are willing to wait a little longer for your deal to close, as long as you are willing to pay a little more money than the cash buyer.

All cash buyers make up 40% of the home buyers in L.A.

This is not an official stat from the National Association of Realtors.

This stat is based on my experience, out in the field, working in Los Angeles.
.
I always get multiple offers on properties that I am selling. Based on what I have seen during these multiple offer situations, about 40% of the offers are from all cash buyers.
.
FYI 20% is the national average (according to the National Association of Realtors).

Can I extend my escrow inspection period?

You can ask the seller to extend all of your contingencies.... but they might not grant you your wish.

It's OK to extend your home inspection period a couple of days... not a couple of weeks

If you find something wrong with the property and want another inspector to look at, it's usually OK to ask the seller for a couple more days for your inspection period.
.
But when you start screwing around, and asking for 2 weeks more, prepare to get escrow canceled and ultimately losing out on the property.

Can I sell a house that is being rented out and has tenants living there?

You will get more money for your property if you deliver it vacant upon sale.

If a home buyer has to inherit your tenants, you will not get top dollar

If you have tenants living at your property, and you plan on selling, it's time to give them a 60 day notice to move.

If you don't want to do that, keep in mind only investors will be making offers on your property.
-
That cuts your potential buyer pool from 100% of the market, down to 20%.
-
Having less buyers for your property means you will not be getting the top dollar competition demands.

I have an upcoming open house, what should I do with all my clutter?

Clutter kills deals. Remember that when you are preparing your home for sale.

To have a clean home for your open house, fill your car up with all of your clutter

Clutter in your home will have buyers thinking that the home has no storage areas and is ultimately to small for them.
.
Let's avoid that!

Just before your open house, take all of your junk that is laying around your house and throw it in your car.
.
Yes, your car will be a disaster for a few hours... but who cares, your trying to sell the most expensive thing you own, your house!
.
