Don't make your home sale contingent upon you finding a replacement property

Do a rent back agreement instead.

By doing that you can continue living at your home after the sale.

You then can search for your new home while still living at your old home.

If you want top dollar, don't make your home sale contingent upon you finding a replacement property

You will have less agents showing your home if you have this contingency.

Most agents want to get paid now and they don't want to wait around for you to find your next home.

Less agents showing your home means less of a chance of a bidding war... and that means less money for you.

Your homes professional pictures should be up on the 1st day

Your listing will get its most exposure on day one.

What's the point of posting more pictures in a couple of days? Most of your audience will be gone by then.

The day your homes listing hits the market, all of your best marketing pictures should be posted and made public.

Don't let your agent post them a couple days later.

At that point, it's too late.

The majority of home buyers will have already seen your listing and have made a decision whether or not to take a tour.

The majority to buyers will not revisit your listing to see if you added more pictures.

Keep your home utilities on during escrow

Keep your utilities on until all of your home buyers contingencies are removed.

The buyers general inspector needs all the utilities on in order to do a full inspection.

If anything is off, the inspector will have to come back out to the property at a later date.

This is a waste of time for everyone!

Can I sell my property with a un-permitted structure?

If you don't disclose that you do not have permits for the structure in question, you will most likely get sued.

The city could make you tear down your un-permitted structure

If you rent out your un-permitted structure, and your renters constantly have crazy parties, then you will have a problem.

The city will eventually catch wind of this and start asking questions about your structure.

Worse case scenario, they make you tear down the entire un-permitted structure.

They are not going to pay you more money just because you NEED more money.

The sooner you realize that, the sooner you will sell your home.
