Episode 5 of The #AskDanielLosAngeles Show

In this episode of The #AskDanielLosAngeles Show, I answer the following questions:

-In order to make my move to Texas possible, I need to get at least $800,000 for my home. All the agents I talked to said my home is only worth $750,000. What should I do?

-I have a un-permitted guest house in my backyard. Can I still sell my property with that structure?

-How can a buyer back out of a real estate deal once we are in escrow?

-We moved everything out of our house and are finally ready to sell. Can we turn off all of the utilities?

What is a short sale?

A short sale is when you pay your lender back less than what you owe them.

1% of real estate transactions are short sales

Back in 2012 almost every sale was a bank owned sale or a short sale.
-
Both are now almost completely gone.

What happens to my existing mortgage when I sell my house?

The escrow company will handle the pay off of your mortgage.

They do this with the buyers money that is being used to purchase your property.

The escrow Co. will pay the balance of your mortgage with the buyers purchase funds

A couple days before you close escrow on your property, the buyers lender will send the buyers loan money over to the escrow company.
-
Escrow takes that money and pays off the remaining balance of your mortgage.
-
From there they pay the real estate agents involved in the transaction.
-
Finally they take the remaining funds and wire it over to your bank account.

Am I legally obligated to accept any offer made on my home?

You only have to comply with the sale of your home if you go under contract with a buyer.
-
If you don't sign a contract, you don't have to sell. PERIOD.

You are never obligated to accept a purchase offer on your home

If you put your home up for sale, you are not forced by any law or code to actually sell it.

As long as you have not signed a purchase contract, you can take your property off of the market and continue to live there.

Even if you get a really high offer or a really low offer... you are never obligated to accept an offer.
