27% of home shoppers are looking for affordability, less dense areas

According to a recent survey conducted by Redfin, a record high of 27 percent of home shoppers are searching for homes in different metro areas.

They are looking to relocate to a more affordable, less dense areas.

I'm sure this trend has a lot to do with people now seeing working from home as a viable option.

To tour all for sale homes, you now need a pre-approval letter

It wasn't this extreme before the pandemic, but I am seeing about 40% of all homes on the market now require a buyers loan pre-approval letter just to get in to see the property.

With the Coronavirus still playing a roll in all of our lives, more and more sellers only want to grant access to serious buyers.

I anticipate this percentage to only go up from here.

The days of casually looking at homes on the market are over.

If you want to see ALL the homes on the market, have your pre-approval letter ready!

When to use 'Notice To Perform' and how does it work?

Home sellers do not have many options when it comes to canceling an escrow.

For example, you can't cancel an existing escrow if you find another buyer willing to pay more money for your home or if you simply change your mind about selling.

Once you are under contract with a buyer, you are basically stuck.

However, you can get out of escrow if the buyer refuses to perform.

So if the buyer refuses to remove their inspection contingency, give them the notice to perform.

If they still don't remove that contingency, then you have the right to cancel the deal.

What can you do to find out if property tax is included in your monthly mortgage, RIGHT NOW?!

An impound account is an account maintained by the mortgage company to collect insurance and tax payments that are necessary for you to keep your home but are not technically part of the mortgage.

Some lenders require this, other lenders don't.

Check with the lender to see what their policies are before choosing to work with them.
