Episode 9 of The #AskDanielLosAngeles Show

In episode 9 of The #AskDanielLosAngeles Show, I answer the following 4 real estate questions:

1) Is it better to stage a house before putting it on the market? Does staging even work?

2) The property appraisal came in, and it wasn’t good. They valued my house $50,000 less that what I am trying to sell it for. What happens now?

3) What is the best season to sell in?

4) I want to get into the real estate market, but I haven't been able to come up with the 20% down payment. Is there a way to purchase my first home without putting 20% down?

Please email me any real estate questions you may have (Daniel@ContempoRealtors.com)... and don't forget to follow us on Instagram @DanielLosAngeles. We have over 5,800 followers now!

your home's marketing pictures should not have a time stamp

You have seen it before... the time stamp at the bottom of a picture marking when a picture has been taken.

This could be useful for personal family photos... but not your homes marketing pictures!

I see time stamps used quite often in real estate agents marketing pictures. It's lazy and unprofessional.

Even worse, some agents will use old pictures displaying a time stamp from many years ago. That leaves buyers wondering "why didn't they use a more recent photo... is there something wrong with the property?"

This second guessing by buyers should be avoided at all costs.

Proofread your real estate agents work for any misspellings

Always proofread your real estate agents work. You look bad when they misspell.

Proofread your real estate agents work for any misspellings

When your agent misspells words in the public remarks of your homes marketing, it looks bad, really bad.
.
As soon as your marketing is up, ask your agent to see a copy of his work.
.
Check for spelling errors immediately so you can avoid any embarrassment.

How accurate are "Zestimates"?

Nothing can replace a trained agent doing a walkthrough of your property... NOTHING.

Zillow "Zestimates" are not accurate

Zillow does not take into consideration the condition of your home. It's impossible for a robot to know this info.
.
Because of this, the home value they give is usually off... I have seen up to 40% off!
