Do flyers work?
A flyer with your properties information should always be given to buyers who attend your open house or have a private showing.
This way they can always reference the flyer when looking up your property website and online marketing material.
Put THIS on your property website
Your for sale property should have a personal website. Put the website address on the flyer.
That way when the buyer finishes their property tour, they can refer to the flyer to look up and view the homes marketing video and pictures straight from their mobile phone.
They can then text that website address to family and friends, exposing your home to even more potential buyers.
Collaborating with Lenders
Collaborating with lenders is a good way to get your home listing sold fast.
The lender can share with his clients the details regarding your for sale property. The best part is that you know all of his clients are pre approved for a loan and are motivated to buy now. The lender gets to handle the loan and you get a sold property.

After 2 weeks of being on the market, sit down with your agent and figure out why you are not in escrow yet.
-Is the asking price to high?
-How is the condition of your home?
-Is the marketing material not good enough?
Analyze the statistics that show you how many online views your listing has received so far, and immediately change your marketing if you are not getting enough online views. Implement an entirely new marketing strategy that will bring in the right buyer.

How not to show up on Zillow searches
Be smart about how you price your home. Having a competitive asking price often leads to multiple offers and getting above asking price.
Do your research before determining your asking price
Do your research. Search properties that have sold within 1/2 mile of your home and within the last 6 months.
Make sure the lot size and home size of the sold properties are around the same size of your home.
The condition of the property should also be the same as your home.
The selling prices of these homes will give you a general idea of what your home is worth. Of course, adjustments need to be made for bedroom/bathroom count, pool vs no pool, view vs no view etc.
Divorce is stressful... so is buying a home.
Divorce is stressfull... so is buying a home. Don't pile on by making the buyer jump through hoops to buy your home. If you want top dollar, make the buying process as simple as possible.
