First step to building a rental unit on your property

Want to build a rental unit on your lot?

You can... if your lot is zoned correctly.

Maybe you are allowed to do it... maybe not.

Check your tax records to see your properties zoning.

Do you still pay your agent a commission if you find the buyer for your home?

A standard listing contract requires you to pay your listing agent a commission.... even if you find the buyer for your home before your agent does.

I personally don’t charge a fee if that happens... but most agents do.

Standard listing agreements force you to pay your real estate agent a full commission, even if you found the buyer yourself

That doesn't seem fair, does it?!

After all, you did the hard work of finding the buyer yourself... why should your agent get paid the full commission?
.
Unfortunately that is how standard listing agreements are written up. But your not gonna fall for that, right?
.
I personally don't think it's fair either. That's why I have a Flexible Commission Listing.
.
You find the buyer and want to pay a lower commission? No problem! I will write up the contract and take it through escrow for only 1%.
.
Now that sounds fair right?!

Should I get the square footage on my homes tax records fixed?

Thank goodness I gave the county assessor the info he needed in order to change the square footage reflected on my properties public tax record!

Having the correct record made a huge difference when I sold my property.

The wrong square footage on your tax records could get you less money for your home

When a buyer is considering putting an offer in on your home, the buyers agent will first check your home's public tax records.
.
If they see the square footage on the tax records show your home is 2000 sq ft, but you know for a fact that its 2500 sq ft, this creates a problem.
.
They will believe the tax records over you.
.
Therefore, they offer they submit will be based off of 2000 sq ft. And that means less money for you.
.
Lets avoid that!
.
Get your records changed before you even put it on the market.
.
I can set you up with an assessor who will come and fix your tax records... for free... just ask!

Can you buy a home with a low credit score?

If you have a low credit score, get a co-signer.

Otherwise, you will have to do something to entice the seller to pick your offer... that usually means you will have to offer more money.

Make a buyer pay more for your home if they have a low credit score

If the buyer for your home has a low credit score, tell them them you received an exact offer from someone else who has a better credit score.
.
Tell that low credit score buyer that you will be forced to take the other offer unless they can offer more money.
.
My bet is that you will get offered an additional $5,000 - $10,000 from that buyer.
.
Take a trip to Italy with that extra cash... bring me back a 🍕!

When buying a home, do I have to pay my agent a commission?

If your buying a home, your agent will know what the seller is willing to pay him in a commission fee before he even shows you the property.

If the seller is not offering enough money in compensation, he may choose to not show you that home.

Think about the buyer agents potential actions when strategizing the sale of your home.

The home owner usually pays the commissions for all agents involved

If you are selling your home, typically you will pay your agents commission AND the buyers agents commission.

In this situation, the buyers do not pay a dime towards commissions.

Keep this in mind when preparing to sell your home.
